Choice Based Lettings


Newcastle-under-Lyme Borough Council transferred its housing stock in 2000 to Aspire Housing and since then both organisations have remained committed to working in partnership to deliver excellent housing services to residents.

We have been working with Aspire Housing to improve the housing application process that customers must go through to apply for housing on our Joint Housing Register and launched our Choice Based Lettings scheme – NHA Options in June 2010.   We want to make finding a home as simple, fair and open as possible for our customers.

NHA Options - Helping you find a home

NHA Options is a partnership between Newcastle-under-Lyme Borough Council and Aspire Housing that gives you more choice about where you want to live and gives you a better idea of what homes are available in the area. In the past your housing provider decided where and when you would be offered a home, now you have the opportunity to choose.

Anyone looking for a home in Newcastle-under-Lyme can use NHA Options - homeseekers (the name we use for people on the housing register), existing Aspire Housing tenants who would like to transfer or people who are homeless.

All available properties owned by Aspire Housing are advertised in this scheme. There will also be a small number of properties advertised that belong to other Registered Social Landlords with properties in the Borough and these will be identified for you.

We produce a weekly property freesheet that advertises the available homes, you can look at the adverts and decide whether you want to be considered for any of the properties. If you are interested in any of the properties, you express your interest by making a ‘bid’. You are not limited to the number of bids you can make however you must not bid on a property unless you are prepared to move into it.

In each property freesheet you can see how homes in the previous bidding cycles were let by turning to the feedback page. You can also see what level of priority the successful bidder had and how long they waited for a new home. This information will give you an idea of how long you might have to wait for a property in your chosen area.
