Gas Safety Certificates
The Gas Safety (Installation and Use) Regulations 1998 specifically deal with the maintenance, installation and use of gas appliances, fittings and flues in domestic and certain commercial premises. They place duties on certain landlords to ensure that gas appliances, fittings and flues provided for tenants use are safe.
Landlords must ensure that an annual gas safety check has been carried out by a 'Gas Safe' registered installer. Visit their website to find or check an installer - Gas Safe Register. A copy of the certificate must be given to the tenant within 28 days of the check being completed or to any new tenant before they move in.
Landlords who fail to ensure they have a current and valid gas safety certificate risk being prosecuted and face a maximum penalty of £5000 for each offence and possible imprisonment.
Tenants should always allow access for any maintenance or safety check work to be carried out.
Unsafe appliances can cause Carbon Monoxide poisoning which can kill – make sure your appliances are safe to use and that you have a current gas safety certificate.

If you smell gas or suspect there is a gas escape, you should immediately do the following;
- Open all doors and windows
- Shut off the gas supply at the meter control valve
