Empty property exception criteria

Dwellings being actively marketed for let have a 12 month limit.

The exception runs from the date the property was first put for let , if this was prior to 1 April 2025 then you are entitled to the remaining 12 months from the date it was marketed, not 12 months from 1 April. For example, if the property was put up for let on 1 November 2024, then the exception will run from 1 April to 31 October 2025. If the property was put up for let prior  to 1 April 2024 then there is no exception to be awarded.

The same owner may make use of the exception for dwellings marketed for let multiple times, however, only after the dwellings has been let for a continuous period of at least 6 months since the exception last applied.
